The proposals will deliver a number of benefits for the local community including but not limited to:

Addressing an identified existing need for high-quality nursing care for older people in Dacorum in particular those with dementia.

Local job creation both during the construction and operation phases of the development and associated benefits including increased employee spending in the local area.

50% Affordable bed spaces for those for those who cannot afford a market rate nursing home. Freeing up existing affordable homes where future residents may currently live, relying on friends and relatives for care.

A new ‘woodland walk’ within Bulborne Wood through landscaped paths that will formalise public access to what is currently private land.

It is proposed to maximise the on-site ‘biodiversity net gain’, in excess of a 10% gain to be achieved through new native species of tree and shrub planting and other measures such as the proposed ‘green roof’ and improves management of the woodland.

A reduction in the number of recreational visits to the protected Chilterns Beechwoods Special Area of Conservation (due to the formalisation of a ‘woodland walk’) which makes a contribution to ensuring that this important habitat is protected.

Our goal is to establish a much-needed dementia care facility to serve Berkhamsted and Dacorum Borough.
The proposal seeks to develop a vibrant, attractive, and sustainable community that will foster a strong connection to Sunnyside Trust and contribute to the management of the surrounding woods to enhance its surroundings.
