Key Benefits

The proposals will deliver a number of benefits for the local community including but not limited to:

 

  • Addressing an identified existing need for high-quality nursing care for older people in Dacorum in particular those with dementia. 

  • Local job creation both during the construction and operation phases of the development and associated benefits including increased employee spending in the local area.

  • 50% Affordable bed spaces for those for those who cannot afford a market rate nursing home. Freeing up existing affordable homes where future residents may currently live, relying on friends and relatives for care.

  • A new ‘woodland walk’ within Bulborne Wood through landscaped paths that will formalise public access to what is currently private land.

  • It is proposed to maximise the on-site ‘biodiversity net gain’, in excess of a 10% gain to be achieved through new native species of tree and shrub planting and other measures such as the proposed ‘green roof’ and improves management of the woodland.

  • A reduction in the number of recreational visits to the protected Chilterns Beechwoods Special Area of Conservation (due to the formalisation of a ‘woodland walk’) which makes a contribution to ensuring that this important habitat is protected.

 

Our vision for the development of the site is to create a beautiful space that blends in perfectly with nature while also providing a sustainable environment. We envision a scheme that not only redevelops the site but also becomes a true reflection of its context.

Our goal is to establish a much-needed dementia care facility to serve Berkhamsted and Dacorum Borough.

The proposal seeks to develop a vibrant, attractive, and sustainable community that will foster a strong connection to Sunnyside Trust and contribute to the management of the surrounding woods to enhance its surroundings.
